Welcome to another informative episode of the Florida Business Forum Podcast. Let's open the Florida Business Forum floodgates and let the information begin to flow. Here's your Florida Business Forum information guru and Anchorman Sam Yates. Wow, that guy sure has a great sounding voice sounds a little bit like me. But thank you. Thank you. Thank you. Welcome to the Florida Business Forum Podcast. Now this is where we take a look at business topics and we have special guests discussing business news and from time to time breaking news that impacts our Florida Business communities and sometimes businesses and investors and other regions of the nation. I say that because I think today's topic and today's special interviews are going to be far reaching in their interest. Today's episode does just that we're going to be on site at a groundbreaking for a multimillion dollar investment project by Atlanta based stone Mont Financial Group and the partnership of Jones Lang LaSalle. Brokerage JLL were in St. Lucie County that's in Florida, Fort Pierce to be exact at the site of the South Florida 95 logistics center. Now according to Pete Tesh, the director of the Economic Development Council of St. Lucie County, stone Mont is breaking ground on a more than 1 million square foot building. It'll be one of the largest if not the largest in St. Lucie County, destined to become the gateway to South Florida for Fortune companies needing warehouse shipping, logistics and all that goes with it especially because it cannot be found in other areas of the Sunshine State.

Sam This is a very significant project in that it's the advent of the Kingshighway industrial corridor. So what's going on here in the north part of St. Lucie County all the way from Okeechobee to injury road is this commercial corridor which will now be regional jobs corridor. So stone Mont financial 1.3 million square foot South Florida Logistics Center is the start of that where you know we will have many name brand companies setting up operations here employing lots of St. Lucie County residents. I can tell you that there's several Fortune 500 companies vying for space here in South Florida and St. Lucie County. This is a exercise in planning your work and working your plan and it's very simple fundamentals. Most important the St. Lucie County Commission has for a high priority is job creation and expanding the tax base and diversifying the economy. So they're doing it. They plan for it. As I mentioned before, we're an overnight success over the last eight years in putting policy planning into action and making things happen here in St. Lucie County. St. Lucie County is the gateway to South Florida now. Florida is the third largest state in the union. You know, if we were a sovereign country, you know we would probably be the 15th or 16th In largest economy 65% of Florida's population lives in South Florida. So it's really important to note that from a commercial and industrial perspective, that companies that need to provide products and distribute products and definitely other types of economic activity. It's right here.

Mr. Tesh, his comments are echoed by stone monta Financial Group and in fact, Dustin esters tells the Florida Business Forum Podcast the timing was right to purchase 100 acres adjacent to i 95. And break ground on another winning project. Here's Dustin Estes, the Senior Vice President of stone mound to tell us more

without a doubt than him one of the number one reasons we're here is location. Right that the central location the central nature of where St. Lucie County lines up in the state of Florida, up and down the I 95 corridor is critical to logistics, critical to big business shipping, it's the main reason we're here number to close behind that is the is the business friendly nature of the municipality and of the county. Absolutely, and we're lucky we got in on in about 18 months ago. So glad to have found this 100 acres and excited to be bringing almost 1.3 million feet here to the county. There's two things here that I think are critical one is access to the I 95 corridor. We're right on the exit and it is as easy of an access as we found north or south on I 95 and two is the labor. There is a giant labor pool here and it's continuing to grow. It's one of the fastest growing counties in Florida. That's why we really believe Fort Pierce is such a great central location because you can feed north and south right from this, you know right from this very spot,

giving testimony to the future success of this project even as it prepares to come out of the ground. Sky Groden executive manager director for JLL says the South Florida and logistics center here along i 95 will be beneficial for this entire region of Florida.

This is a great place to be and we welcome all of the opportunity from other companies to come visit and stay and thrive in our state

St. Lucie County and they see the future of the economy of St. Lucie County. And that's what the Board of County Commissioners has focused on for more than a decade, being able to be accessible and appropriate to business coming here and creating the jobs that we desperately need. Well, quality of life quality of life whenever you're trying to attract workers to any community is a substantial component. The other is our roadway system. Our infrastructure is actually peak for this type of an investment.

Now let's take a look at this project. From the vantage point of the Florida Business Forum Podcast, it sure appears that this will be a win win project for everyone involved. It's a concrete tilt up building 40 feet clear space, nearly 200 feet of truck court 978 parking stalls 60 feet speed based trailer parking for more than 600 trailers, and the vehicle parking count comes in at more than 1100 This is a big project, certainly to capture the attention of some of those big boys looking to land in a warm climate a friendly business atmosphere less than five minutes from i 95.
